We cover the whole country from Lands End to John 'O Groats as all our business is internet based. We place the property advertisements on 7 websites and take enquiries from prospective tenants via phone and email..
In most areas we can offer a 3% Let Only Service which means that we would find a tenant, get them credit checked, collect the deposit and one month's rent in advance, and issue the Assured Shorthold Tenancy Agreement. We use an independent company for credit checking and they are very thorough - it takes between 5 and 7 working days to complete the credit check. When a suitable applicant wants to view your property, we negotiate with you for a suitable time for you to meet them to show them the property.

And a 3% Let Only service where the landlord carries out the viewings is available on all UK towns.
We make absolutely no charge whatsoever unless one of our applicants actually moves into your property. When the tenants move in we deduct our fees for the term of the tenancy (either 6 or 12 months) from the one month's rent in advance, and then forward the balance to you. Thereafter the tenant would be responsible for paying the rent direct into your bank account by Standing Order.

Just remember that you have absolutely nothing to lose by letting us find you a tenant. We will not hold you to an exclusive arrangement - you are free to use any other Agents or advertising you wish. We only charge you IF we find you a tenant who moves into your property.

LettingAgent.com will carry out suitable references on proposed tenants
LettingAgent.com provides tenancy agreement (if required)
Landlord manages the property i.e. not limited to but includes rent collection, deposit fund
administration, all maintenance issues
LettingAgent.com will contact the tenant prior to the tenancy end date and gain understanding
of the tenants intention to remain in the property. Tenant intentions will be communicated to
the landlord.
NB LettingAgent.com's fee will be payable on commencement of the tenancy and taken
from the first months rent.

The 3% Basic Service as detailed above and
LettingAgent.com carries out tenant viewings. Where the relevant add on maintenance
service is selected will attend the property when the tenant(s) or landlord is not able to attend
the property. The sole purpose of attendance at the property is to provide access to the
maintenance contractor.
If LettingAgent.com carries out an inventory then LettingAgent.com will arrange and attend
quarterly visits of the property.

By adding one or more of the following add ons you can create a bespoke letting service:-

LettingAgent.com will collect the rent and administer payments to the landlord.
(and administer payments to the maintenance contractor if applicable under the
relevant service).
NB LettingAgent.com's fee can be payable monthly if this add on is selected.

| 1% |
LettingAgent.com will administer and hold the deposit funds. The funds will be held
on the basis of the contract and any laws/legislation applicable.
|
| 1.5% |
LettingAgent.com will provide a property emergency repair service. Where the
repair is not considered an emergency (within the terms of the agreement) LettingAgent.com
will liaIse with the contractors/landlord/ tenant to arrange works as needed. LettingAgent.com
will not visit the property if the 3% service is selected, this will remain the responsibility of the
landlord if the tenant is unavailable at the property.

Take all three of the above additional services and reduce the total fee by 0.5%.

Inventory charge from £110 to £450 (subject to property type, locality, availability).
Rent Guarantee and Legal Expenses Cover £95 per 6 months (subject to tenant passing reference check).
