WHEN Chris Scupham bought his first property a decade ago, he had no idea its ripple effect would dramatically alter the course of his life. A Baptist Minister from Surrey, Chris was keen to enter the property market ahead of his milestone 40th Birthday.

“It suddenly became important to me to get on to the property ladder, explains Chris: “At the time I was living in a tied house belonging to the church, but I was well aware that I needed to buy a property so I could rent it out and use it as my pension plan.”

Ten years on and Chris now works as a full time buy to let investor, with a thriving portfolio of properties dotted the length and breadth of Britain. “I bought my first house in Guildford, rented it out, made a good profit, bought another one and it escalated from there, says Chris: “After a few years I was enjoying property so much that I left the church to take up a full time career in buy to let.”

Since making that decision Chris has never looked back. Today he owns 14 properties in major university towns including Leeds, Sheffield, Manchester and Oxford.

“I chose to buy properties in student areas because there were plenty of bargains to be found, adds Chris: “Contrary to popular belief, students make excellent tenants because there are generally no void periods. If you lay down the rules from the outset about no all-night parties, most students accept it or decide the property is not for them and look elsewhere.”

In spite of a career change, Chris is still close to his former congregation and often calls upon them for help. “During my time in the church I met some wonderful people who include plumbers, electricians, accountants, tax experts and solicitors, says Chris, “I am still in contact with them and their help has proved invaluable in my new career.”
